The Plateau Urbain cooperative is accepting applications for workspaces intended for artists, nonprofit organizations, and social and solidarity economy entities as part of a temporary occupation project on Rue Nationale in Paris’s 13th arrondissement.
A new temporary occupancy project is opening its doors in the 13th arrondissement, an 8-minute walk from Place d’Italie and easily accessible by public transit (metro lines 5, 6, and 7). This circular building, spanning nearly 10,000 m², will be available until at least early 2028.
Spread over four floors, partitioned offices and open-plan spaces will be made available to nonprofit organizations, artists, startups, and social and solidarity economy organizations. Its location, layout, and the large green space at its center make this building a pleasant and ideal setting for hosting a diverse range of activities and stakeholders.
Situated in the heart of a mixed-use neighborhood, it is in close proximity to several shops, services, and recreational areas. The ground floor is home to a variety of services, including places to eat, among other amenities!
This call for applications is open to associations, cultural or social organizations, startups, and independent professionals seeking to join a social and community-oriented third place. Tenants will thrive in a stimulating ecosystem that fosters connections and brings together a diverse range of people.
Outside, a large central garden provides a pleasant setting and brings natural light into the office and common areas.
In addition to workspaces offered at affordable rates, occupants will play an active role in the space’s governance (design of common areas, community guidelines, internal events, etc.).
Office Spaces
The site consists of a single building covering approximately 10,000 m². This accommodates about 400 workspaces.
Two types of spaces are available:
– unfurnished partitioned offices ranging in size from 9 to 50 m²
– unfurnished open-plan spaces, with areas up to 200 m². Priority will be given to organizations seeking large spaces and to established artist collectives. However, organizations may lease spaces as small as 10 m². A lower rental rate is offered for these open spaces.
Common Areas
Meeting rooms, relaxation areas, and a cafeteria will be available on various floors and accessible to everyone at all times!
These spaces will be designed and furnished collaboratively during the first few months of the transitional occupancy and will serve as hubs for the site’s community life.
Financial contribution
Plateau Urbain does not require a security deposit and allows occupants to leave with short notice of one full month. This notice period is extended to 3 months for large occupied spaces, to allow Plateau Urbain to find a new tenant. Each tenant must pay a monthly fee corresponding to the project’s operating costs. This covers:
Initial investments (renovation of common areas, restoration of technical, fire safety, and general security systems to working order)
Utilities (electricity, internet, heating, water)
Maintenance of technical equipment and upkeep of common areas throughout the project
Access to common areas and meeting rooms.
Project management and coordination.
Fee amount:
€21/m²/month, all charges included, for partitioned spaces
€15/m²/month for open-plan spaces
To ensure greater fairness among applicants, two fee tiers apply depending on each individual’s tax status:
For entities subject to VAT (e.g., cultural organizations, social economy enterprises, associations subject to VAT, etc.), the fee is exclusive of tax (excl. VAT) and includes all charges
For entities not subject to VAT (e.g., associations, artists, etc.), the fee is inclusive of all taxes (TTC) and includes utilities
